Del Webb Point Hope is the only age-restricted 55+ community on Charleston's Cainhoy side, with 767 single-story homes planned off Wright Brothers Drive. Construction started in 2025, so nearly every listing above is new construction from Del Webb. Most homes you see will be to-be-built plans or quick move-in homes with a set completion date.
Every home here is a Del Webb design with the primary suite on the main floor, and some plans add an optional loft. The community is part of Point Hope, a 9,000-acre master plan inside Charleston city limits, in Berkeley County. That county line decides where you apply for property tax exemptions after you close.
Del Webb sells the same floor plans at Nexton in Summerville, so the location premium is easy to see. On October 8, 2026, the Contour plan started at $532,990 here and at Del Webb Nexton for $379,990. Buyers pay that gap for the drive. From Wright Brothers Drive, it is about 10 road miles to Daniel Island and about 10 to Mount Pleasant Towne Centre.
The other reason is land. Half of Point Hope's acreage is set aside as wetlands, buffers and natural areas, and in 2023 the developer placed 650 acres into a conservation easement. That protected land is a major part of what you pay for here, since most Summerville 55+ lots have no comparable preserve nearby.
Del Webb offers 11 plans in three collections. Starting prices below are from Del Webb's Point Hope page on October 8, 2026, and they change with each release.
The jump from Scenic to Distinctive is about $144,000 at the base price. Lot premiums and structural options push every number higher, so we compare the finished price of two plans on the same street rather than the base prices.
As of October 2026, Del Webb lists the 22,000-square-foot clubhouse as planned. Its heated indoor pool, outdoor pool and fitness center are planned too. So are the pickleball, tennis and bocce courts, along with pocket parks and a dog park. Walking trails and onsite boat and RV storage are listed without a "planned" label.
A full-time lifestyle director runs clubs and events until the clubhouse opens. If the clubhouse is a main reason you are buying, ask the sales office for the target opening date in writing. Also ask whether dues change once the building opens. Del Webb does not list a gate among the community features.
Clements Ferry Road is the only main road in and out. The widening from Jack Primus Road to SC 41 finished in 2024. We suggest driving it toward I-526 on a weekday morning before you pick a lot.
If you plan to use your own agent, bring that agent or have them register you on your first visit to the model homes. Builders usually require that registration at the first visit.
