Touring All Three Del Webb Communities in One Day

Del Webb Charleston buyers now have three communities to choose from, and each is at a different stage. Del Webb at Cane Bay is fully built and sells only as resale. Del Webb Charleston at Nexton is still under construction, but its clubhouse is open. Del Webb Point Hope is the newest and the closest to downtown, but its clubhouse is still planned. If you want a new home with amenities you can use today, we suggest starting at Nexton, where base prices begin at $379,990. If price comes first, start with Cane Bay resales.

This guide compares floor plan prices, clubhouse status, driving distances, taxes and dues, and each figure carries its date. For a wider look at every age-restricted option in the area, our Charleston and Summerville 55+ communities guide covers non-Del Webb choices and the rules that apply to all of them.

Charleston's Del Webb Communities at a Glance

The table below puts the three communities side by side. Builder figures come from Del Webb's community pages and listing figures come from MLS data on our website. Del Webb no longer publishes a page for Cane Bay, so we use build details from local real estate guides that match theirs.

Item Del Webb at Cane Bay Del Webb Charleston at Nexton Del Webb Point Hope
Location Cane Bay Plantation, Summerville area Nexton, Summerville area Cainhoy Peninsula, City of Charleston
Sales status Resale only New construction and resale New construction

Clubhouse Open, about 20,000 sq. ft. Open, 25,000 sq. ft. Planned, 22,000 sq. ft.
Gate Gated Gated No
Homes listed on our site 16 52 12
Median list price $396,106 $611,284 $845,178
Average price per sq. ft. $218 $301 $382
Average days on our site 117 95 28

Listing medians include every home for sale in each community. They mix new and resale homes at Nexton, and they shift as homes come and go. Point Hope's median is far above its lowest base price, so compare finished homes as well as starting prices.

Same Del Webb Floor Plans, Different Prices

Nexton and Point Hope sell the same 11 single-story plans. The plan names and minimum square footage match, except the Mainstay, which is 1 sq. ft. smaller at Point Hope. That makes the base-price gap a fair starting point. Standard features, lot sizes, and lot premiums can still differ, so ask each sales office for its list of included features before you compare.

Plan Min. sq. ft. Nexton base price Point Hope base price Difference
Contour 1,345 $379,990 $534,990 $155,000
Compass 1,403 $390,990 $545,990 $155,000

Mystique 1,809 $516,990 $695,990 $179,000
Palmary 1,858 $525,990 $690,990 $165,000
Mainstay 1,872 $525,990 $696,990 $171,000
Prestige 1,987 $528,990 $711,990 $183,000
Stardom 2,179 $658,990 $807,990 $149,000
Stellar 2,240 $661,990 $824,990 $163,000
Renown 2,712 $696,990 $857,990 $161,000

Prices are Del Webb's base prices from each community page. They don't include lot premiums or options. The gap runs from $149,000 for the Stardom to $197,000 for the Prosperity.

Del Webb's plan pages don't always update at the same moment as the community page. Ask the sales office for a dated price sheet before you compare, or contact us, and we can provide this info.

Cane Bay isn't in this table because building there ended around 2017. Its homes came from an older plan library, so a resale won't match these plan names.

Del Webb at Cane Bay, the Finished Resale-Only Community

Del Webb at Cane Bay was the first of the three. Del Webb built roughly 1,000 homes here from 2007 to about 2017. The builder no longer sells there, so all purchases are resales.

What You Get at Cane Bay

The community is gated. The center is The Resort, a clubhouse of about 20,000 sq. ft. with indoor and outdoor pools, located at 325 Palmetto Point Drive in Summerville.

Del Webb at Cane Bay is one section of the larger Cane Bay Plantation. The master community has its own lake and amenities, which are separate from the Del Webb clubhouse.

Why Price Leads at Cane Bay

We see Del Webb at Cane Bay as a lower-cost way to enter a Del Webb community near Charleston. Cane Bay's median list price of $396,106 was about $215,000 below Nexton's median, and its average price per sq. ft. of $218 was the lowest of the three. A median reflects the market's middle, so some Cane Bay homes can still cost less than individual homes in Nexton.

The trade-off is age. A home built in 2008 may need a roof, HVAC system, or water heater sooner than a new build would. Many of these homes may be past their original builder warranty, so we ask whether any coverage remains on the home you're considering. Budget for an inspection that looks closely at those systems, and ask the seller for repair records.

Cane Bay listings have been on our site an average of 117 days, compared with 28 at Point Hope. That figure shows how long current listings have been posted, not how fast homes sell. View current homes on our Del Webb at Cane Bay homes-for-sale page.

Newest Listings at Del Webb at Cane Bay

Del Webb Charleston at Nexton, Still Building With an Open Clubhouse

Del Webb opened its Nexton models in November 2017. Del Webb plans to build about 1,400 homes in this section. The National Association of Home Builders named Nexton the best master-planned community in the U.S. at its 2021 awards. It's an impressive neighborhood!

Amenities Open Now

Del Webb Charleston at Nexton has a gated community with a 25,000 sq. ft. clubhouse. Amenities currently in operation include:

  • A heated indoor pool and outdoor pools.
  • A fitness center.
  • Tennis, pickleball, and bocce courts.
  • A full-service restaurant and bar-and-grill.
  • A ballroom and hobby rooms.

More amenities are listed as coming soon, including a gymnasium, a covered pool bar and grill, and six more pickleball courts. No opening dates are listed online yet.

Residents also belong to the wider Nexton community, which has more than 20 miles of trails and a 10-gig fiber network.

New Homes and Resales Side by Side

Nexton is the only one of the three where you can choose to build, buy a finished new home, or buy a resale. Our site shows 52 homes for sale there, making it the most of the three neighborhoods we're comparing.

Del Webb also runs an Experience Del Webb program that lets you stay in a community before you buy. Contact us, and we will coordinate this for you if a stay is available.

Del Webb Point Hope, Closer In but Earlier in the Build

Del Webb Point Hope is part of the Point Hope master plan on the Cainhoy peninsula. The area is inside the City of Charleston and Berkeley County.

What Is Planned and What Is Listed Now

The Del Webb Point Hope page lists most of its amenities as planned or coming soon. That includes a 22,000-sq.-ft. clubhouse with indoor and outdoor pools. The plan also lists bocce, pickleball, and tennis courts, plus a dog park, pocket parks, and a boathouse. Del Webb has not posted an opening date yet. The master plan's website lists a 25,000 sq. ft. clubhouse, so the final size may differ from either figure.

The master plan also lists a full-time on-site lifestyle director, trails, and boat and RV storage. Del Webb Point Hope is not gated. If a gate is important to you, we recommend the other two communities.

Del Webb currently shows no quick move-in homes at Point Hope on its website. Our site lists 12 Point Hope homes with an average of 28 days on the site, the shortest of the three communities.

Questions About Building on the Cainhoy Peninsula

Buying early means living with construction for a while. The clubhouse isn't open yet, and the wider master plan still includes more homes and roads. A federal appeals court on October 27, 2026, upheld the Army Corps permit for the larger Cainhoy development, as Live 5 News reported. You can follow the wider plan on the Point Hope master plan site.

Driving Distances, Hospitals, and Evacuation Zones

Location separates Point Hope from the two Summerville-area communities. The road miles below come from OSRM, a routing tool built on OpenStreetMap.

Trips start at the Cane Bay clubhouse on Palmetto Point Drive, the Nexton sales center on Del Webb Drive, and Wright Brothers Drive by the Point Hope sales center. Downtown means Marion Square.

Mileage isn't drive time, which changes with your street, traffic, and time of day.

Destination Del Webb at Cane Bay Del Webb at Nexton Del Webb Point Hope
Downtown Charleston About 30 miles About 27 miles About 22 miles
Charleston International Airport About 24 miles About 20 miles About 16 miles
Nearest open hospital Roper St. Francis Berkeley, about 6 miles Roper St. Francis Berkeley, about 7 miles Roper St. Francis Mount Pleasant, about 10 miles

Del Webb Communities on the MapPoint Hope is about 5 miles closer to downtown than Nexton. Nexton is about 3 miles closer to the airport than Cane Bay. Nexton and Cane Bay are about 7 miles apart.

The Hospital Coming to Nexton

MUSC Health is building a 70-bed hospital inside Nexton, set to open in 2028. The MUSC announcement also plans a Hollings Cancer Center site at Nexton for summer 2027. Once open, it would put a hospital in the Nexton community. Until then, plan around the hospitals open today.

Evacuation Zones

South Carolina's 2026 hurricane plan describes Berkeley County Zone B as the area east of Clements Ferry Road to the Wando River. That description covers part of the Cainhoy peninsula. The plan doesn't name Cane Bay or Nexton in a zone. Look up your exact address with the state's Know Your Zone tool, and check the flood zone on the FEMA Flood Map Service Center. Evacuation zones and flood zones are separate, so check both.

Taxes, Jurisdiction, and What Dues Cover

All three communities are in Berkeley County, but only Point Hope is inside a city. That changes your taxes. Dues also differ from each community, and only Nexton publishes its current schedule.

City Taxes at Point Hope vs. the Nexton District Payment

Most of Nexton is in unincorporated Berkeley County. Nexton homeowners don't pay a city property tax. Instead, owners pay the Nexton Improvement District about $1,000 a year, collected with county property taxes. Cane Bay Plantation is unincorporated.

Point Hope homeowners pay City of Charleston taxes in addition to county taxes. The Berkeley County Auditor's 2026/2027 millage table, revised September 18, 2026, lists the city at 82 mills with a sales tax credit factor of 0.000470. Here is a rough example. A $500,000 owner-occupied home is assessed at 4%, or $20,000. At 82 mills, the city portion is about $1,640 a year. The city sales tax credit reduces that by about $235, leaving about $1,405. Treat this as an estimate and confirm your bill with the county.

The city also charges single-family homes a flat stormwater fee of $132 a year, now billed with county taxes. Owners who have the homestead exemption can apply to the city for a waiver of that fee, which can help Point Hope buyers 65 and older.

All three communities pay the same Berkeley County and school debt millage. Owner-occupied homes in South Carolina don't pay school operating millage. Our 55+ communities guide explains the 4% assessment and the homestead exemption for owners 65 and older.

HOA Dues at Each Community

Community Dues figure Where the number comes from
Del Webb Charleston at Nexton $3,240 a year paid monthly, plus $487.50 a year to the Nexton Residential POA Nexton fee sheet dated for January 1, 2026
Del Webb at Cane Bay No published schedule found 2026 listings showed figures from $313 to $385 a month
Del Webb Point Hope No published schedule found One August 2026 listing showed $286 a month

Nexton's 2026 fee sheet lists $3,240 a year for Del Webb Nexton, which works out to $270 a month. The separate Nexton Residential POA fee of $487 is paid quarterly. Together they total $3,727.50 a year, or about $311 a month. Nexton says those dues cover Midtown and Brighton Park Village amenities, the Del Webb clubhouse, a lifestyle director, and lawn maintenance.

Nexton's POA page also lists a community enhancement fee of 0.25% of a home's resale price. On a $600,000 resale, that would be $1,500.

Yearly Costs That Differ by Community

County taxes and school debt millage are the same in all three communities for a home of the same value. This example uses a $500,000 owner-occupied home.

Yearly cost Del Webb at Cane Bay Del Webb at Nexton Del Webb Point Hope
HOA and POA dues Not published; 2026 listings showed $313 to $385 a month $3,727.50 from Nexton's 2026 fee sheet Not published; one listing showed $286 a month
City property tax after the city credit None, outside city limits None, outside city limits About $1,405
Improvement district payment Not found; check a recent tax bill About $1,004.74 Not found; check a recent tax bill
City stormwater fee None, outside city limits None, outside city limits $132, or $0 with a homestead waiver
Total of these lines Not available until dues are confirmed About $4,732 About $1,537 plus dues not yet confirmed

Only Nexton has a complete total, because it is the only one of the three with a published dues schedule. The Cane Bay and Point Hope dues above come from listings, and listing figures may omit a master association fee. For example, some Cane Bay listings show only a $126 annual fee. Before we write an offer, we ask the HOA management company or the Point Hope sales office for the current budget, any capital contribution, and any transfer fee.

A recent resale tax bill will also show every district line for that address.

Which Del Webb Community Fits Your Plans

Each community fits different priorities. The table summarizes the main advantage and trade-off for each.

Community Main advantage Main trade-off
Del Webb at Cane Bay Lowest median list price and price per sq. ft. of the three Older homes, built from 2007 to 2017
Del Webb at Nexton New homes with the clubhouse already open About 27 road miles to downtown
Del Webb Point Hope Closest of the three to downtown and the airport Highest prices and a clubhouse with no opening date

A few other factors can tip the choice.

  • The most homes to compare: Nexton had 52 homes listed on our site on October 28, including new and resale homes.
  • A future hospital nearby: The MUSC Health hospital set for 2028 is in Nexton, about 7 miles from Cane Bay's Del Webb community.
  • No city tax: Cane Bay and Nexton are outside city limits. Nexton instead adds an improvement district payment.
  • A gate today: Nexton and Cane Bay are gated. Del Webb hasn't said whether Point Hope will be.

All three are age-restricted communities under the federal Housing for Older Persons Act. Each association sets rules for residents under 55, so read the covenants for the community you choose. Compare every age-restricted community in the area on our Charleston 55+ communities page.

Touring All Three Del Webb Communities in One Day

We can show you all three in one day if we start early. Point Hope to Nexton is about 29 miles, and Nexton to Cane Bay is about 7 more. That loop is roughly 36 miles before your drive home.

  1. Morning at Point Hope: We'll visit the sales center on Wright Brothers Drive and discuss the clubhouse timeline and current dues.
  2. Midday at Nexton: We'll tour the models and walk the clubhouse.
  3. Afternoon at Cane Bay: We'll see resale homes and The Resort clubhouse on Palmetto Point Drive.

We highly recommend bringing a buyer's agent from the first visit. We would love to be your buyer's agent and help you process all of this information with ease.

Pulte's Coastal Carolinas broker terms require an agent to register the buyer at the buyer's first visit. That rule decides whether the builder pays your agent. It doesn't take away your right to have an agent later.

Team Lail-Chambers has a 5.0 rating across 267 Google reviews and has handled more than 880 Lowcountry transactions. Our team can set up the day and line up resales at Cane Bay and Nexton alongside the model tours. Call us at 843-296-2546 to plan your Del Webb tour.
