Does a 55+ Label Mean the Home Is Age-Restricted?

Not always. Under the federal housing rule for older persons, at least 80% of occupied homes need one resident who is 55 or older. The community must also publish its policies and verify residents' ages. Del Webb says at least one person in each household must be 55 or older unless the covenants say otherwise.

The rule is about who lives in the home, and each community's documents set the details. Some 55+ communities in Charleston show rentals, such as Overture West Ashley, a 55+ apartment community on Coburg Road. If a younger spouse, adult child, or caregiver may live with you, ask the association how it applies its age rule before you pick a home.

What Will a Point Hope 55+ Home Cost Each Year Besides the Mortgage?

Point Hope sits in Berkeley County, so county rules set your tax bill.

  • HOA dues: Del Webb dues fund common areas and amenities. The clubhouse is still listed as coming soon, so ask the sales office for the current budget and what it covers today.
  • Legal residence rate: Once the county approves a primary home as your legal residence, the assessment ratio drops from 6% to 4% and school operating millage comes off the bill. A second home stays at 6%.
  • Homestead exemption: At 65, after one full calendar year as a South Carolina legal resident, the first $50,000 of value is exempt. For 2026, the state temporarily added an extra amount for some recipients, and the county auditor decides who qualifies.
