Seabrook recorded the first residential plats in 1971, and the community filled in through the late 1980s, with Brightwater infill added more recently.

Snee Farm pairs with Rivertowne and Dunes West in a shared three-club network. Unlike those newer Hwy 41 communities, Snee Farm was built out a generation earlier, has a lower master HOA, uses both US-17 and I-526 to avoid the single-bridge chokepoints, and feeds Lucy Garrett Beckham High instead of Wando. Membership is voluntary and does not convey with a home purchase, so buying in Snee Farm alone does not grant golf, tennis, pool, or clubhouse access. Through the Invited network, Dual Club can add Rivertowne's Palmer layout, and Triple Club can add Dunes West's Arthur Hills course, with Full Golf, Tennis, and Swim tiers, 18 lighted tennis courts, and two pools at the club.

Schools to Verify

Snee Farm feeds James B. Edwards Elementary, Moultrie Middle, and Lucy Garrett Beckham High in Charleston County School District. James B. Edwards offers a magnet School of Global Leadership, and Beckham High opened in 2020 on the former Wando site. Snee Farm lies south of the Wando attendance line, so it is assigned to Beckham rather than Wando, but CCSD can shift boundaries, so confirm the specific address before you plan around a campus.

Master HOA, Covenants, and Flood Zones

The Snee Farm Community Foundation master assessment for 2026 is $415 per year, with a transfer fee and resale package at closing. Snee Farm Lakes has its own independent regime, and Snee Farm Village has its own sub-HOA. Confirm whether a specific parcel also pays the SFCF master. The 1999 covenants ban short-term rentals of less than 10 days and require Architectural Control Committee approval for roofing, siding, paint, fencing, and tree removal. The main flood check is on golf-edge, creek-buffer, and marsh-edge lots, with most residential lots in Zone X in the FEMA Flood Map Service Center and those edges in Zone AE at about 8 feet, so pull the elevation certificate on any golf-edge lot.
