Mount Pleasant Homes for Sale With a Dock

A dock listing in Mount Pleasant rarely tells you whether the dock is deepwater or tidal, and that difference changes how the home should be valued. Homes with a dock in Mount Pleasant fall into three groups: private deepwater docks on the Wando River, smaller private docks on tidal creeks, and community docks or boat ramps where the property does not include a private structure. We start with the water body, not the dock, because a Wando dock and a Horlbeck Creek dock are different assets, even when both listings say 'dock'.

Where Dock Lots Cluster

  • Deepwater private docks: deepwater boat access on the Wando River at Rivertowne and on Hobcaw Creek at I'On.
  • Tidal-creek docks and ramps: smaller private docks and a community boat ramp on Horlbeck Creek at Brickyard Plantation, plus creek-front lots at Darrell Creek where draft and tide limit boat size.
  • Marsh-front listings to verify: conservation frontage at Longpoint and the Sound section of Hamlin Plantation can look like dock candidates, but the private-dock question is parcel-specific and permit-specific.

What a Dock Adds to the Carry

A private dock lot carries a premium over the same home without one, and the dock itself is a maintained structure on a replacement cycle. The carrying costs we pull before treating a number as final are the dock and boat-lift upkeep, the insurance on the structure, and any HOA or POA dock rules. Some Mount Pleasant communities let you build or replace a private dock and some restrict you to the community ramp, and that rule lives in the HOA or POA documents, not the listing. On narrower tidal creeks, SCDES creek-width rules can cap dock size, so a creek dock may be much smaller than a Wando River dock even when both are private docks. On a tidal-creek dock lot, we ask for the dock's last permit and the low-tide depth before we count on dependable boat access. For the flood coverage and bulkhead costs a dock lot also carries, our Mount Pleasant waterfront homes page goes deeper.
