Condos for sale in Charleston, SC range from resale units in established buildings to new riverfront residences on Daniel Island and a small presale project in Ansonborough on the peninsula. Before you compare prices, sort out two things for each listing. Does the unit exist today or only on paper, and will your loan and flood coverage work in that building?
Search Charleston Homes can set up showings and sales-office visits in both areas, then request the association documents once you narrow your list.
On any presale, ask how much of the deposit is refundable and what happens if delivery slips.
It depends on the project, not the unit. HUD insures condo loans in FHA-approved projects, which you can look up in its condominium search. A unit in an unapproved project may still qualify through Single-Unit Approval, but only if the project is complete and ready for occupancy and has at least five units. The project also has to meet some of HUD's owner-occupancy and financial-condition tests, so a building still under construction would need another loan route.
FEMA's condominium master flood policy is called the Residential Condominium Building Association Policy. It insures one residential condo building, including the units and the improvements inside them. Because each policy covers a single building, in a community with several buildings, ask the association whether it carries this coverage and for the declarations page that names the building you are buying in.
