New Construction Homes for Sale in Charleston, SC

Most brand-new homes within Charleston city limits are being built at the city's edges, not on the peninsula. Much of that construction is in Point Hope, off Clements Ferry Road on the Cainhoy peninsula, where David Weekley Homes, Toll Brothers, and Pulte Homes have listings. Smaller pockets show up along Bees Ferry Road in West Ashley and on Johns Island.

Check the status on each listing above. A to-be-built plan, a home under construction, and a finished spec home can share one community name and still close months apart.

Where Are Builders Actually Selling Inside Charleston?

  • Point Hope (Cainhoy): This master-planned community is part of the City of Charleston but sits in Berkeley County. In July 2026, Charleston Housing News reported a 92-acre section planned for 778 more homes, with David Weekley Homes and Mungo Homes named as builders.
  • West Ashley near Bees Ferry Road: The next large pipeline is Long Savanna off Bear Swamp Road. Parts of it went back before the city's Technical Review Committee in September 2026, and Live 5 News reported it will be built in phases over several years.
  • Johns Island: Builder communities along Maybank Highway include Stanley Martin's Rhetts Cove townhomes. The island mixes city parcels with unincorporated county land, and the city's Johns Island page explains how annexation works.

We pull the parcel record on Johns Island builds before a first visit, since the mailing address does not tell you whether city or county rules apply.

Why Can a Builder Sale in Point Hope Cost Less at Closing Than a Resale?

The 2026 Cainhoy Town Association closing fee sheet lists what a Point Hope buyer pays.

  • Annual assessment: $1,400 per home, prorated at closing
  • Capitalization contribution: $350 per lot
  • Estoppel fee: $315 per home
  • Point Hope Community Trust fee: one half of one percent of the price, charged on resales only

New construction skips that trust fee. On a $600,000 resale, it adds $3,000, which a first sale from the builder doesn't owe. Ask the sales office whether your collection includes neighborhood dues in addition to the master assessment. Property taxes here run through Berkeley County, not Charleston County, so the 4% legal residence application goes to Berkeley County after closing.

How High Does a New Home in a Charleston Flood Zone Have to Sit?

Since July 1, 2020, the City of Charleston's floodplain rules require new homes in the Special Flood Hazard Area to be designed 2 feet above the base flood elevation. That covers AE, Coastal A, and VE zones. A lot mapped in an X zone doesn't follow the same rule, so pad height depends on the builder's grading plan.

On a new build in a flood zone, we ask the builder for the elevation certificate before closing and send it to the insurance agent the same day. The agent uses it to price the flood policy. Without it, a quote is just a guess. You can look up the mapped zone for any lot on the FEMA Flood Map Service Center before you pick a homesite.
