HOA Structure and Fees
Grand Oaks Plantation has a master HOA with multiple sub-associations, so buyers should expect two layers of dues on many parcels: a master community fee and a section-specific fee. Management is split among two firms. FirstService Residential Charleston manages the master Grand Oaks Plantation HOA and several sub-associations, including Grand Oaks Boulevard, Moss Creek, and Proximity Drive Communities. Ravenel Associates manages The Commons at Grand Oaks Plantation and Hamilton Grove.
Grove Park Condominiums operates its own condo association, which has the highest monthly dues in the community because the fee covers hazard insurance, roof and exterior maintenance, landscaping, termite bond, pest control, pool, clubhouse, and trash.
Recent examples pulled from MLS listings and public records give a working range:
- Mount Royall single-family: around $500 per year
- Master Grand Oaks Plantation single-family: typically a few hundred dollars per year through FirstService
- Grand Oaks Townhomes: monthly regime fee covering exterior maintenance, roughly in the mid-$200s per month depending on section
- Grove Park Condominiums: $275 to $355 per month based on unit and current fiscal year
Because dues vary by section and change from year to year, the safest approach is to obtain the current HOA disclosure during due diligence. We handle those requests as part of the buyer process.
Bees Landing Recreation Center
The single biggest amenity anchoring Grand Oaks is the Bees Landing Recreation Center at 1580 Ashley Gardens Boulevard. The 25-acre facility, built on land donated by the Grand Oaks developer and opened in 2010, is located within the community and serves the entire ZIP code. Only about 17 of the 25 acres are high ground; wetlands wrap most of the site, which is why the layout uses compact indoor space with generous outdoor fields.
Amenities include a gym with basketball courts, indoor pickleball courts, a fitness room, a dog park, baseball and football fields, outdoor tennis, a playground, and picnic areas. Public hours are Monday through Thursday, 8:30 AM to 9:00 PM; Friday, 8:30 AM to 6:00 PM; Saturday, 8:30 AM to 4:00 PM; and closed Sunday. Daily fitness fees are $10 for adults and $5 for youth for non-residents, with annual passes for adults at $50 for city residents and $75 for non-residents. Pickleball drop-in is $3 city resident and $5 non-resident per current facility posts.
Church Creek Drainage Basin and Flooding
Grand Oaks Plantation sits inside the Church Creek Drainage Basin, one of the most chronically flooded areas in the city. The basin drains more than 10,000 acres along the western side of the Ashley River, and after the historic October 2015 rainfall, the city bought out and demolished the flood-damaged Bridge Pointe townhomes in the same basin, converting that parcel to Bridgepointe Ecological Park. The city has since added a new outfall canal and dual box culverts to expand capacity.
That does not mean every home in Grand Oaks is in a flood zone. FEMA flood-zone designations are parcel-by-parcel, and many Grand Oaks homes are outside the AE and X-shaded zones. Buyers should always pull the specific FEMA flood map for a parcel through the City of Charleston GIS portal or the Know Your Flood Zone tool, then confirm whether the seller carries a transferable flood policy.
Lenders in Charleston increasingly ask for the basin by name during underwriting, so having the current elevation certificate and flood zone determination on hand shortens the process.
Schools Serving Grand Oaks
Grand Oaks Plantation is inside Charleston County School District. Current zoning attends Drayton Hall Elementary at 3183 Ashley River Road, C.E. Williams Middle for Creative and Scientific Arts, and West Ashley High. Zoning can change, so buyers should confirm the current attendance zone with CCSD before writing an offer.
Getting Around from Grand Oaks
The main artery is Bees Ferry Road, which links to Highway 17 (Savannah Highway) and Glenn McConnell Parkway. From Bees Ferry, downtown Charleston runs about 20 minutes off-peak and 30 to 45 minutes at rush hour, per current commuter data compiled by Find Homes SC and Coast2Coast.
Trips originating deeper into the Bees Ferry end of the ZIP can push past 45 minutes at peak. Weekend beach runs to Folly Beach take about 25 minutes via Highway 17. Charleston International Airport is roughly 15 to 25 minutes depending on time of day.
Development Activity: 350 Grand Oaks Blvd
Buyers touring the community will notice a proposed multifamily project at 350 Grand Oaks Boulevard on a 28-acre parcel next to Bees Landing. As of September 2026, the project has undergone several public reviews, and the plan is actively being revised. The January 5, 2026 Design Review Board meeting handled the initial proposal as a courtesy review with no vote taken.
On June 3, 2026 the Board of Zoning Appeals approved removal of 21 grand trees for the project with conditions, and the developer revised the site plan to move the main entrance from Grand Oaks Boulevard to West Ashley Circle. Revised unit counts now total 382 units, with an obligation to replant 495.25 caliper inches of native canopy trees including fifteen five-inch live oaks along Grand Oaks Boulevard.
As of the September 8, 2026 Design Review Board meeting, the multifamily piece of the project was tabled and is scheduled for future review. Traffic and construction impacts are the two questions buyers ask most, and we walk through both during any tour of homes near the site.
