474 Mercantile Rd Mcclellanville, SC 29458

Listing details for 474 Mercantile Rd, Mcclellanville, SC 29458 : Back on Market with new survey and septic permit in hand! 1.25-acre wooded lot just outside of the McClellanville town limits with no HOA or restrictions against mobile homes. Lot is less than a mile from the downtown shops and restaurant and 1.2 miles from the town boat landing. There is a known issue with the title caused by a 1999 delinquent tax sale that requires a quiet title action to resolve. Because it is unlikely that any party could show a right to challenge the title, a title insurance company will issue a policy giving you insurable title, but this is not ''marketable title''. Seller is offering property with this known defect to anyone that wants to get it as-is at an affordable price and resolve the matter themselves (quotes for a few thousand dollars and 6-8 months).
