Listing details for 1147 Gunn Ave, Charleston, SC 29407 : Up and Coming location in heart of West Ashley! Located on a corner lot.****** AGENTS please read all DOCUMENTS----very important ****** Property is being marketed while occupied. All offers are viewed as investor offers (which we are unable to review until the 16th day), unless the current occupants are placing the offer. We are not willing to accept any offers with the contingency on it being vacant at closing. We also do not permit inspections, as we do not have full access. Buyers must be willing to sign the occupied property addendum and although we generally are working to evict as this process proceeds, we are not willing to take on any buyers who only want a vacant property. Also, we understand since there is a lack of interior access that restricts our buyer pool to cash offers. This being known is the reason we are marketing the property lower that the values we received as we are discounting for occupancy and limited buyer pool. Also if property becomes vacant, we will not do a trash out that will be the responsibility of the new buyer after closing.
